In the year 2000, $200,000 bought a house in Collier County. By 2025, reaching that same rung took about $772,000.

The Federal Housing Finance Agency measures changes in single-family home values with an index built from repeat sales and refinance appraisals involving the same properties. That keeps the comparison consistent across time.

For Collier County, the index begins at 100 in the year 2000. By 2025 it had reached 386.13.

Run a $200,000 house from 2000 through that index and its 2025 equivalent comes out around $772,000. The square footage stays exactly where it was while the price climbs by more than $572,000.

Flip the calculation and it lands harder. In 2025, $200,000 carried roughly the same Collier County housing purchasing power that $51,800 carried in 2000.

Prices have come off the peak. The index reached 396.02 in 2024 before settling at 386.13 in 2025, about 2.5 percent lower.

Collier County housing can be down from its high and still cost close to four times what it did 25 years earlier. Both facts describe the same market.

That is why two people can stand in the same driveway and see different houses. The longtime owner remembers the original price and sees decades of accumulated equity. The buyer sees the income and monthly payment required before anybody hands over a key.

Either way, the next decision is who represents you.

The Naples Area Board of Realtors says it serves more than 8,000 members across the local real estate profession.

At these numbers a house is often the largest financial decision a person makes, and it gets made on the word of somebody they have to trust with it. There is no shortage of options in this county. Trust is the question.
